About Us

Three Doors is a property development business that specialises in maximising value in old strip shop & dwellings, by changing the site from one use, or one door, into three doors – a shop, an apartment above the shop, and a townhouse.

By saving and restoring some of Melbourne’s iconic heritage strip shops and building highly desirable inner city shop top and laneway housing, Three Doors projects result in a diversified high yielding asset,  with profits typically in excess of 20% ROE, delivered in a 20–30-month time frame, with relatively low risk.  

 

The property can be subdivided to allow the townhouse to be sold off separately.  

 

Total project costs are typically under $3 million -  too small for larger apartment developers but also beyond the skill set or experience of most private renovators.  

 

Three Doors is among the first developers to combine all elements of this concept in this way and is being recognised in the market for its pioneering work.  Right now, it  is delivering on four projects across Melbourne, with more to come.   Three Doors can source and develop a project on your behalf, or partner with you.

PRINCIPAL
MAL OSBORNE-SMITH

Mal Osborne-Smith, founder of Three Doors, is a qualified planning and construction lawyer and has over 30 years experience in the property development industry in Australia and Asia, with a focus on retail and mixed use.   He has been responsible for creating numerous new retail concepts, and has considerable experience in project acquisitions, development management, asset portfolio management, leasing, and advisory work.  Mal has worked at both domestic and international level including with UK retailer Tesco PLC,  US resort giant Las Vegas Sands Corp, and in Australia MCS-Centro Property.  

 

Mal’s most recent corporate role was CEO for Tesco Property in China where he oversaw acquisition and development of over $US500m of shopping centre projects.  

 

Mal has a Masters Degree in Property, and bachelor degrees in Law and Economics.   He is passionate about saving Melbourne’s historic buildings and giving them a new, relevant, and profitable future.
